Sagging Ceilings?

A properties ceiling can sag at some stage. For peace of mind catch it in the early stages where the repair cost will be much lower.  Do not let your ceiling fall and then leave it up to an insurance claim, often insurance companies will not cover this and you could have fixed the problem with the same amount as the excess payment. If your ceiling falls, insurance often doesn’t cover the damage or repair. It could cost almost 3 times more replacing the ceiling than undertaking the repairs at the early stages. It is the most cost effective and smartest decision in property maintenance and in majority of the cases, it’s a one-off lifetime cost.

What Are The Early Signs Of A Sagging Ceiling?

By the time you can really visually see a sagged ceiling the repair costs may cost more than if it repaired in the very early stages.

 

Some early signs are:

  • Cracking noises when pushed up softly

  • Signs of moisture

  • A pronounced ‘V’ where the plasterboard joins are, almost looks like a  paper fold

  • Cracks in your cornice or ceilings

  • Visible screw holes

  • Gaps between the timber or metal batten the plasterboard is installed to, visible from inside the roof.

Why Do Ceilings Sag?

Often ceilings fail due moisture which seep through old roof and gutter systems. That is why it is very important to periodically have your gutters cleaned for longevity of your ceilings. It can also be caused by poor workmanship, which can’t be identified until the ceiling starts to sag.

 

A 5000mm sheet can weigh over 45kgs, if stud adhesive is applied incorrectly, over time the screws won’t be able to hold the weight. As a portion of the ceiling starts to sag, it may be best to pull the rest of the ceiling with it. If you are worried then book a consultation today.

 

Tip: if you are concerned your ceiling is sagging, you can measure the corner of a room from floor to ceiling then take another measurement from the middle of the room. If there is a discrepancy, there may be a chance your roof is sagging. Also, if your roof is sagging due to moisture related issues, you should address them immediately.

Repairing Your Sagging Ceilings

There are a few methods we use to fix ceilings based on the extent of the sag and failure of adhesives/screws.

 

  1. Total ceiling failure - will require a new ceiling

  2. Minor failure –screws to put the plasterboard back into place

  3. Temporary battens – if caught early we can use battens to support sheets and allow them to return them to their original shape. This method needs to be assessed for cost effectiveness as repairing the ceiling may be more cost effective.

  4. Lay new ceiling over old ceiling – screw new battens over the sagged ceiling and sheet over it. This could reduce costs however, you will lose 40mm of ceiling height.
